Introduction
With more than 12-million gamers across the globe exploring the natural beauty that the Great British countryside has to offer, many have been searching for the perfect house in Forza Horizon 4 that they can proudly call their home.
Despite being released over two years ago, Forza Horizon 4 has maintained its spot as arguably the most popular racing game ever created.
Thankfully, thanks to the comprehensive range of tasks within the game, it’s kept enthusiasts coming back for more, and with a more reasonable price tag than ever, you’ll be able to pick it up for an absolute bargain.
Once you get to grips with the open-world, free-roam mode of the British countryside, as a petrolhead, your first quest will undoubtedly be to start purchasing every car you’d ever dreamed of owning.
Our favorite aspect of the game is the incredible variety of available cars for your driving pleasure.
Forza Horizon 4 has one of the most comprehensive car lists of any game on the market, with a mind-blowing total of 724 cars on offer.
With drift cars and drag cars, alongside some of the fastest cars in the world, FH4 has it all.
But, once you’ve rammed your garage full of your favorite cars and the bank balance has begun overfilling, you’ll want to take a look at the properties that are available on the market.
Thankfully, there aren’t quite as many properties in the game as there are cars, so it’s often a little easier to choose the ideal properties for your needs.
With twelve houses to choose from in Forza Horizon 4, each property will provide you with a variety of benefits, and in this guide, we’ll explain how you can make the most of what they have to offer.
From unlocking fast travel, to bonus wheel spins, free cars, influence points, and one-off barn finds, there’s a wide range of advantages when it comes to purchasing property, so we highly recommend saving once you’ve got your favorite cars.
If you’re struggling for cash and desperate to get your hands on one of these properties, we highly recommend checking out our Forza Horizon 4 cheats and money glitch guides.
Since Forza Horizon 5 doesn’t seem to be arriving anytime soon, it’s the perfect time to unlock Horizon 4’s many benefits, and purchasing property provides the ideal opportunity to do so.
We’ll answer some of the common questions regarding purchasing all of FH4’s properties before taking a look at the various houses, their locations, perks and rewards, and how much you’ll need to save to own them.
Forza Horizon 4 Houses And Perks - Frequently Asked Questions
Every house in the game comes with its unique benefits. After around 40 minutes of playing FH4, you’re gifted with your first property, which comes free in the game - The Gables.
You’ll receive this after you’ve played the role of a stunt driver in Mike Steele’s movie series.
Once you’ve received The Gables, you’ll unlock your first perk (or reward), which will then unlock the ‘Drone Mode’ in the game.
Unfortunately, this is the only free property, but it’s a great base to get you started until you can afford to buy more.
Although you can’t gain access to the properties’ interior and customize them as you’re able to in the likes of GTA V, we’re hoping it’s a feature we’ll see integrated into Forza Horizon 5.
For those of you that have purchased the VIP edition of the game, you’re in luck, as you’ll not only receive ‘The Gables’, but you’ll also receive Lake Lodge, which will set Standard Edition players back five million credits.
Forza Horizon 4 House Benefits
The benefits of buying houses in the game vary between the different properties.
Once you have enough credits to buy the house you’re after, you can head to the location and view the property, where you’ll see the price along with the rewards/perks that are unlocked when you stump up the cash.
Benefits to buying houses in the game include unlocking the ‘Fast Travel’ feature and providing the chance to spawn to convenient locations on the map, which we always consider before buying.
As well as fast travel, houses can come with additional benefits such as ‘Super Wheelspins’ and one-off barn find vehicles that you wouldn’t be able to get your hands on otherwise.
Why buy houses in Forza Horizon 4?
You may be wondering why you would bother spending your money on houses in FH4, but there are several reasons why it’s worthwhile.
Alongside the convenient bonuses and rewards, you’ll unlock with each property, buying houses in the game enables you to spawn from more locations.
You can also change your clothes, earn ‘Super Wheelspins’ and access your various garages.
Oh, and you, of course, earn bragging rights over your friends. I mean, who wouldn’t want to own a castle?!
How many houses are in Forza Horizon 4?
There are a total of 12 houses available in the game, including ‘The Gables’, which is the free property that you’ll receive soon after you begin.
How many houses can you own in Forza Horizon 4?
There are no limits to the number of houses you can buy in the game; it’s just a matter of whether you’ve managed to rack up enough savings to purchase them all.
For those of you with the Forza Horizon 4 VIP Edition, you’ll need a total of 31.25 million credits to purchase all of the houses.
However, if you’ve got the Standard Edition, you’re going to have to save a little harder, as you’ll need the additional 5 million for ‘Lake Lodge’, taking the total to 36.25 million credits.
What’s the most expensive house in Forza Horizon 4?
Just like the real world, the ultimate property in Forza Horizon 4 is a castle, Edinburgh Castle, to be precise, and it’ll set you back a rather painful 15,000,000 CR. (Yep, fifteen million!)
It’s certainly not cheap, but thankfully, you’ll receive a ‘free’ car for the price tag – an Alfa Romeo P3, alongside 10 ‘Super Wheelspins’.
Which Forza Horizon 4 Houses are Worth Buying?
Although some of you may be wondering whether it’s worth buying a house at all, others will be looking to expand their property portfolio as soon as possible.
Some houses will be more beneficial for some gamers than others, which is why we’ve written this guide to make it easier to find out which ones tick the right boxes for your needs.
We recommend choosing wisely based on what will be most helpful to progress in the game, as you’ll be able to purchase all of the properties further down the line once the cash starts flowing in.
One of the most sought-after rewards is the ‘Fast Travel’ feature that comes with ‘Fairlawn Manor’, enabling you to fast travel to wherever you wish to go on the map without the need to drive each time.
You’ll also find that Fairlawn Manor is situated in an excellent location for testing out high-speed cars.
Others may be looking to complete their car collection, in which case, the one-off car and barn find that you’ll receive with the Castles may be appealing.
Alternatively, some may find the ‘Huntsman’s Lodge’ desirable since it’s located in the middle of nowhere, making it convenient for quickly accessing the map’s rural areas for some epic off-roading action.
‘Lake Lodge’ also has a unique appeal since its reward is double Forzathon Points, which can be very useful if you enjoy playing Forzathon Live events. This property is free for those of you with the VIP Edition of the game.
However, everyone’s needs are different, so let’s look at all of the houses in Forza Horizon 4 to see which one will provide the most useful perks for your unique needs.

The Gables
Price: Free
Reward(s): Drone mode
Location: You can find ‘The Gables’ to the East of the Horizon Festival site on the map’s southern side
Property Description: Once you’ve played Forza Horizon 4 for around 40 minutes, you’ll likely find yourself as a stunt driver in Mike Steele’s movie set.
When the mission is complete, you’ll then be handed the keys to your very first house in the game, found on the South Side of the map.
Not only do you now have your first property, but you’ve also unlocked the games ‘Drone Mode’ - congratulations!
Croftdale Farm
Price: 200,000 CR
Reward(s): Sheep Horn & 1 Super Wheelspin
Location: Croftdale Farm is located North-West of Glen Rannoch
Property Description: Although the rewards with Croftdale Farm aren’t the most enticing, it comes at a great price if you’re looking for a property that’s based deep in the Scottish highlands.
Croftdale Farm will also appeal to those of you that are looking for a, erm… Sheep horn. At least it’ll blend in nicely with the British countryside, I guess!
Sunflower Meadows
Price: 200,000 CR
Reward(s): Green Wellies & 1 Super Wheelspin
Location: Located in Ambleside, below Derwent Water
Property Description: Another property that comes with an excellent price tag and a not quite-so-excellent reward is Sunflower Meadows.
If Green Wellies are your thing, then this is the property for you!
Jokes aside, Sunflower Meadows is located in a stunning location on the lake edge in Ambleside. We’d sure like to live here in the real world! It’s a shame you can’t enter the house to admire the views from the windows.
Kingfisher Cottage
Price: 350,000 CR
Reward(s): Rubber Ducky Car Horn & 1 (Standard) Wheelspin
Location: North-East of Horizon Festival site
Property Description: This stunning cottage is a perfect representation of picturesque Britain and can be yours for just 350,000 credits.
Unfortunately, the rewards aren’t the best unless you’re looking to amuse your friends with a rubber ducky car horn, but it’ll be another ideal opportunity for those looking to increase their property portfolio.
Thatch Corner
Price: 500,000 CR
Reward(s): “Are We There Yet” quick chat phrase & 2 Super Wheelspins
Location: East of Astmoor on the East side of the map

Located on the far East of the map, it will be hard to beat this unique thatch cottage for views.
The Huntsman’s Lodge
Price: 750,000 CR
Reward(s): Radio Skill Songs & 3 Super Wheelspins
Location: In Lakehurst Forest, on the East side of Derwent Water
Property Description: If you like to get away from the towns, this deep-forest hideaway will be the perfect base and a handy location to store your cars in the sticks.
Although the ‘Radio Skill Songs’ feature might not sound too exciting, this is going to be a welcome addition for those of you that are keen to earn an additional points multiplier with your skill chains.
For some potential owners, the Skill Songs reward alone could make this property worthwhile.
Castleview Road
Price: 750,000 CR
Reward(s): Red Velvet Blazer & 3 Super Wheelspins
Location: South of Edinburgh, near the Airstrip
Property Description: If you’re looking to move near Edinburgh but don’t fancy the hustle-and-bustle of a busy town, this estate is conveniently located just outside in the peaceful countryside.
Although we doubt the Red Blazer will be too appealing to most, the 3 Super Wheelspins may be worthwhile!
Derwent Mansion
Price: 1,500,000 CR
Reward(s): Golden Tank Top & 5 Super Wheelspins
Location: North of Ambleside, and South-West of Derwent Water
Property Description: We bring the first seven-figure mansion on our list, but it may not be too appealing for those of you with a highly-prized hypercar since you’ll have to navigate a treacherous dirt road to get to it.
However, if you’re eager to become a golden tank-top wearing off-roader, this is going to tick all the right boxes, and the five super wheelspins will be an additional bonus!
Fairlawn Manor
Price: 2,000,000 CR
Reward(s): Fast Travel Anywhere, Silver Top Hat & 10 Super Wheelspins
Location: North-east of Lakehurst Forest, South-west of Queensforth Golf Course
Property Description: Although it comes with a fairly hefty price tag, Fairlawn Manor will be one of the most desirable houses for those of you looking to make the most out of the game.
Sure, the 2-million price tag isn’t ideal, but the ‘Fast Travel Anywhere’ reward will make the game far more convenient to save you having to drive to each destination every time.
You know what they say - time is money. In this case, it just happens to be two million credits!
We recommend making this one of your first purchases, despite being rather expensive. Not only is the ‘Fast Travel Anywhere’ immensely useful, but it’s one of the most impressive-looking, too.
The ten super wheelspins will also be another welcome addition that’s bound to net some epic prizes.
Oh, and of course, the silver top hat – let’s not forget about that.
Lake Lodge
Price: 5,000,000 CR (Free with VIP Edition)
Reward(s): Double Forzathon Rewards/Points & 5 Super Wheelspins
Location: North-side of Derwent Water
Property Description: Those of you that took a gamble with the VIP Edition will see it pay off here since you’ll get Lake Lodge completely free.
Those of you with Standard Edition will need to get saving if you want the double Forzathon rewards.
Providing a stunning view of Derwent Water, this is another must-have property for those of you that are looking to maximize your earning potential.
Bamburgh Castle
Price: 10,000,000 CR
Reward(s): Barn Find Rumor & 10 Super Wheelspins
Location: South of the Lighthouse, North of Thatch Corner
Property Description: Coming in hot with double the price tag is the real-world Bamburgh Castle.
For the rare vehicle collectors among us, you’re going to find this one hard to resist.
We’ll keep the top-secret barn find quiet so that we don’t spoil it for everyone, but if you’re desperate to know, make sure you head over to our Forza Horizon 4 Barn Finds guide.
Along with the barn find, you’ll also get an impressive 10 Super Wheelspins with this property.
Edinburgh Castle
Price: 15,000,000 CR
Reward(s): Alfa Romeo P3 & 10 Super Wheelspins
Location: Central Region of Edinburgh City
Property Description: For those of you looking to achieve Kingpin status, look no further.
Although this house is the perfect opportunity to land a fast travel spot in the city center, it certainly comes at a price.
If you’re desperate to own the Alfa P3 but not too bothered about the castle, then make sure you check it’s not available in the Storefront before you part with your hard-earned cash.
Located on the top of a hill, with panoramic views of the city, Edinburgh Castle is the ultimate luxury in the game.
Once you’ve landed this, your property empire will now be complete.
